Commercial Roof Coatings.

A full commercial roof replacement is a big expense. When the existing system is structurally sound but the surface has worn down, a fluid-applied coating can restore waterproofing, add years of service life, and put off the cost of replacement. We apply coatings on flat and low-slope roofs across the Chicago area.

01 / A Practical Path Forward

When a Coating Beats a Full Replacement.

A full commercial roof replacement is a major cost. When the existing roof system is structurally sound but the surface has worn down, a fluid-applied coating system can restore waterproofing, extend the roof’s useful life, and put off the cost of replacement for years. For the right building and the right roof condition, coatings are a practical, cost-effective path forward.

RX Roofing & Construction applies commercial roof coatings on flat and low-slope roofs throughout the Chicago area. We look at the condition of your existing roof system before we recommend a coating, because coatings only work when the roof underneath can support them. If your roof qualifies, we’ll tell you. If it doesn’t, we’ll tell you that too.

02 / What a Roof Coating Is

A Seamless Layer Over Your Existing Roof.

A roof coating is a fluid-applied material rolled or sprayed onto the surface of an existing commercial roof. It restores the roof’s ability to keep water out and protects the membrane underneath from further wear. When it cures, it forms a seamless, continuous layer across the whole roof surface, including over seams and around penetrations.

Coatings are not a patch product. They’re a full-surface restoration that, when applied to a suitable roof, creates a fresh weatherproofing layer over the existing system. The result is a roof that keeps water out more like a new installation than a set of spot repairs.

Coatings also come in reflective formulas that raise the roof’s solar reflectance, cut down heat absorption, and can lower cooling costs for the building below. That matters for commercial buildings in the Chicago area, where summer heat loads are a real operating cost.

03 / When a Coating Makes Sense

Not Every Roof Is a Candidate.

Coatings work in the right conditions, and we check for them before we recommend the job. Here is when a coating is the right call.

01

The Membrane Is Structurally Intact

Coatings restore the surface and the waterproofing layer, but they don’t fix a system with widespread seam failures, heavy membrane wear, or decking damage. Before we recommend a coating, we inspect the existing roof thoroughly to check the substrate.

02

There's No Ponding Water Problem

Standing water on a flat roof is a drainage design problem that coatings don’t solve. If your roof holds water after rain, that needs to be addressed before or alongside any surface treatment.

03

You Want More Life Without a Tear-Off

Coatings fit well when a full replacement is on the horizon but the current roof can be stabilized and extended for several more years. That lets you plan the capital expense on your own schedule instead of reacting to a sudden failure.

04

The System Is Sound but Aging Out

When the existing system is nearing the end of its warranty period but is still sound, a coating can reset the performance expectations for the surface and provide renewed waterproofing protection.

04 / WHY OWNERS CHOOSE A COATING

A Sound Roof Doesn't Have to Be Torn Off.

When the roof underneath is in good shape, a coating gives building owners and property managers a way to extend it without the cost and disruption of a full replacement. Here is what that means in practice.

  • COST: FAR LESS THAN A FULL TEAR-OFF AND MEMBRANE REPLACEMENT
  • NO TEAR-OFF DISRUPTION TO TENANTS OR OPERATIONS
  • LESS WASTE: THE EXISTING SYSTEM STAYS OUT OF THE LANDFILL
  • REFLECTIVE COATINGS HELP LOWER COOLING COSTS
  • COATINGS OFTEN CARRY THEIR OWN WARRANTY COVERAGE

05 / The Benefits, Spelled Out

What a Coating Saves You.

Lower Cost

A coating costs a lot less than a full tear-off and membrane replacement. For an owner managing capital expenses, that’s often the deciding factor when the existing roof is otherwise sound.

No Tear-Off Disruption

Replacement means removing the old system, which brings noise, debris, and disruption to occupants and operations. A coating goes on top of the existing surface with minimal disruption.

Reduced Waste

Tear-off creates a lot of material waste. Coating restoration keeps the existing system in place and out of the landfill.

Energy Performance

Reflective coatings lower the roof surface temperature, reduce heat transfer into the building, and can cut cooling costs over the life of the coating.

Warranty Coverage

When applied by a qualified contractor using manufacturer-approved products, coatings often come with their own warranty coverage, giving owners documented protection on the restored system.

06 / Coating vs. Full Replacement

It Comes Down to One Thing.

The choice between a coating and a replacement comes down to the condition of the existing system. If the membrane, insulation, and deck underneath are in good shape, a coating is a legitimate and often better alternative to replacement. If the system has widespread failures or the deck is compromised, coating it is the wrong call, and we won’t recommend it.

We inspect every commercial roof we’re asked to quote for coating work. We’re not in the business of selling coatings on roofs that need replacing, because a coating that fails on a roof it never belonged on reflects poorly on our work and costs the owner money without solving the problem.

If replacement is the right answer, our commercial roofing systems page covers the membrane options we install. If you’re not sure which direction makes sense, an inspection will give you a clear answer.
