Our crew tearing off an old roof before a full replacement
ROOF REPLACEMENT AND INSTALLATION

Roof Replacement for Homes Across the Chicago Area.

We tear off the old roof, look at what is underneath, and build the new one back the right way. You get a written scope before we start, and the bid does not change halfway through.

01 / Roof Replacement in the Chicago Area

A Roof Replacement Is a Big Decision. Here Is How Ours Works.

Replacing a roof is one of the larger things you will spend money on for your home. Most people only do it once or twice. So we slow it down.

We get on the roof, take photos, and show you what we found before anyone talks about a price. If the roof has years left in it, we will tell you that. When it is time, you get a written scope.

It lists the materials, the layers, and what happens if we find rotted decking once the old roof is off. Our team handles the permits and the cleanup, and one crew works your job from start to finish.

02 / When Replacement Is the Right Call

Six Signs a Repair Will Not Buy You Much Longer.

Any one of these on its own is worth a look. Two or three together usually means a replacement is the cheaper answer over the next few years.

The Roof Is Twenty Years or Older

Most asphalt roofs in this area start giving up somewhere past the twenty year mark. Age changes the math on every repair you make after that.

Shingles Are Curling or Cracking Across the Whole Roof

When the wear is everywhere instead of in one spot, patching one section just moves the next leak somewhere else.

You Have Had Leaks in More Than One Place

One leak is a repair. Leaks in several places usually mean the whole system is worn out.

Hail or Wind Has Hit It More Than Once

Storm damage stacks up. A roof that has been through a few events can be worn out even when it looks fine from the street.

Granules Are Filling the Gutters

Granules are the shingle’s sun protection. Once enough of them are in the gutter, the mat underneath starts to go.

You Are Planning to Be Here a While

If you plan to be in the house another ten years, a replacement usually costs less than the repairs you would make in that time.

Hail and wind damage belong in their own category, because your insurance may cover the full replacement. More on that below.

03 / What Is Included

What a Full Replacement Includes.

Tear Off, All the Way Down

We strip the old roof down to the deck. Layering new shingles over old hides problems and shortens the life of the new roof, so we do not do it.

Deck Inspection and Repair

Once the old roof is off we walk the deck and look for soft or rotted plywood. Any board that will not take a nail properly gets replaced, and we show you the ones we pulled.

Ice and Water Shield

Along the eaves, in the valleys, and around anything that sticks through the roof. This is the layer that does the most work in a Midwest winter.

Underlayment Across the Field

A synthetic underlayment over the rest of the deck, so the roof sheds water while the job is in progress and long after.

Flashing, All of It New

Chimneys, skylights, sidewalls, pipe boots and valleys. Reused flashing is one of the most common reasons a brand new roof leaks.

Ridge Venting and Cleanup

Proper intake and exhaust so the attic breathes, then a magnet sweep of the yard and driveway before we leave.

04 / Repair or Replace

Sometimes a Repair Is the Better Answer.

Not every worn roof needs to come off. If the trouble is in one area and the rest of the roof is in good shape, a targeted repair is usually the right call. We will say so.

We do not push a replacement to make a bigger job out of a smaller one. You get the straight version, in writing, and the photos to back it up.

05 / Storm Damage & Insurance Claims

When a Storm Took the Roof, Your Policy May Cover the New One.

Hail and wind are the most common reasons a homeowner around here ends up with a full replacement covered by insurance. The hard part is proving what the storm did, and that is the part we handle.

Our team documents the damage, files the claim, meets the adjuster on the roof, and follows the claim through to the end. You do not have to argue with anyone about shingle age or storm dates.

06 / Materials

Three Materials, and What Each One Is Good At.

The right choice depends on your home, your budget, and how long you plan to be in the house. Here is the plain version of each.

Asphalt Shingle

The most common choice around here, and for good reason. Architectural shingles from GAF, Owens Corning, CertainTeed, IKO and Malarkey come in a wide range of colors. Impact rated options do better against hail.

Cedar Shake

Cedar has a look and a texture that synthetics do not fully copy, and it performs well here when it is installed properly. It asks for more care, and we will walk you through what that means.

Composite

DaVinci composite gives you the look of cedar or slate without the upkeep of a wood roof. Longer warranty terms and Class 4 impact resistance make it a strong pick in a hail market.

07 / Why RX for Your Replacement

A Local Crew That Is Here Next Year.

After a big hailstorm the out of town crews show up, sell as many roofs as they can, and move on. We were here before the storm and we will be here after it.

Licensed, Bonded & Insured

On every replacement. You can check our credentials before a crew ever gets on your roof.

A Written Scope Before We Start

Materials, layers, and what happens if we find bad decking. No surprises once the job is open.

A Workmanship Warranty

We stand behind the install itself, on top of whatever the manufacturer covers on the materials.

Local, Not a Franchise

We work out of this area and our name is on the trucks. If something needs looking at later, you can find us.

08 / Common Questions

Roof Replacement Questions, Answered Straight.

Most homes in this area are a one to two day job once the crew is on site. Larger or steeper roofs, and roofs with a lot of decking to replace, can take longer. We give you the expected window before we start.

No. You can be home the whole time. It is loud, we will tell you which day is the loud one, and the work all happens outside.

We show you, we photograph it, and we replace it. The written scope says up front what decking replacement costs per sheet, so you agreed to the number before the job started.

It depends on what caused the damage and what your policy says. Storm and hail damage are the most common covered reasons. We inspect first and tell you whether a claim is worth filing.

Some contractors will. We do not. Layering hides soft decking and bad flashing, traps heat, and shortens the life of the new roof.
