02 / What a Maintenance Visit Includes

We Get on the Roof and Inspect the Full System.

A maintenance visit isn’t a quick visual scan from the driveway. We get on the roof and check every part of the system that water and weather work on.

Shingles

We look for granule loss, cracking, curling, wind lift, impact marks from hail, and sections that have shifted or are no longer lying flat. Granule loss is one of the earliest signs that an asphalt roof is moving toward the end of its service life.

Flashing

Flashing around chimneys, skylights, pipe boots, vent stacks, and wall transitions is one of the most common places water enters a roof. We check the seal at every penetration and reseal or replace where needed.

Valleys

Valleys carry the highest volume of water on a roof surface. Debris buildup and wear at valleys lead to moisture retention and faster deterioration. We clear and inspect all valley sections.

Ridge & Hip Caps

Ridge caps take direct wind and sun exposure. Cracked, lifting, or improperly sealed ridge material is a straightforward fix when it’s caught early.

Gutters

We check the condition and attachment of gutters at the roof edge and note heavy granule accumulation, which is a sign of accelerated wear elsewhere on the roof. Full gutter cleaning is a separate service.

Soffit & Eave Areas

We check for signs of moisture infiltration at the roof edge, which can point to inadequate ventilation or a failing drip edge.

Flat & Low-Slope Sections

For homes or commercial buildings with flat roof areas, we inspect membrane seams, blisters, pooling areas, and coating condition.

When we find something minor during a maintenance visit, we fix it on the spot. When something warrants a bigger repair, we document it clearly and give you a recommendation before any additional work starts.

03 / How Often to Schedule

In the Chicago Climate, Twice a Year Is the Smart Move.

Two visits per year makes the most sense for most homes: one in the spring to assess any winter damage from ice, snow, and freeze-thaw cycling, and one in the fall to prepare the roof before snow season starts. At minimum, a once-a-year visit after the leaves come down gives you a clear view of the roof going into winter, which is when leak problems tend to surface inside the home.

Flat and Low-Slope Roofs Need a Schedule Too.

TPO, EPDM, and PVC membrane systems develop seam issues and surface wear over time. Coated systems need periodic inspection and, eventually, reapplication to stay effective. Active Leak

If you’re dealing with water coming in right now, that’s a repair, not a maintenance item. We track the water back to where it’s getting in and stop it at the source.

Suspected Storm Damage

If a recent hail or wind storm may have hit your roof, the damage often doesn’t show from the ground. We document it and work with your insurer.

A Formal Inspection

If you want a formal inspection with a written assessment of your roof’s overall condition and remaining life, that’s a service of its own.

Many manufacturer warranties require regular professional maintenance to stay valid. Skipping maintenance can give a manufacturer grounds to deny a warranty claim. Regular maintenance visits create a written record that protects your warranty and shows due care if a claim ever comes up.
